Cancellation Policy

We want our cancellation rules to feel fair to both sides. Here they are in plain English.
Short-term bookings (nightly)

| 24–48 hours before check-in | 50% of the deposit |
| Less than 24 hours, or no-show | 0% — no refund |
Long-term bookings (monthly)
- Before move-in: same rules as short-term above.
- During stay — early termination: 30 days written notice required. Deposit is refunded minus any outstanding charges.
- During stay — without notice: deposit forfeited to cover the unbooked remainder of the month.
Deposits
- A 50% deposit is required for peak-season bookings (December–March) and for all stays of 7+ nights.
- Deposits are refunded to the original payment method, typically within 5 business days of cancellation.
Force majeure / travel disruptions
In cases of natural disaster, government travel bans, serious illness, or major flight cancellation that makes travel impossible, we work with each guest individually to find a fair solution — typically a full refund or free date change. Please contact us with supporting documentation as soon as you know.
How to cancel
- Message us on the same channel you booked through (WhatsApp, Telegram, Zalo, email).
- Include your name and check-in date.
- We confirm the cancellation within 24 hours and process any refund within 5 business days.
Bookings via third-party platforms
If you booked through Booking.com, Agoda, Airbnb, Expedia, or another OTA, that platform's cancellation policy applies, not ours. We recommend booking directly for transparent terms and a better price.
