Terms of Service

By booking a stay at Phu Quoc Homestay or using this website, you agree to these terms.

1. Booking

  • Direct bookings via WhatsApp, Telegram, Zalo, email, or the website form are confirmed only after we reply with written acceptance and, for peak-season stays, a received deposit.
  • All prices are quoted in USD. Payment in VND is accepted at the daily exchange rate.
  • Rates on third-party platforms (Booking.com, Agoda, Airbnb) include platform commission and are typically higher than our direct rate.

2. Check-in & Check-out

  • Check-in: from 14:00 (2 PM).
  • Check-out: by 12:00 (noon).
  • Early check-in available from 10:00 AM subject to availability ($5 fee).
  • Late check-out until 3:00 PM subject to availability ($5 fee).
  • A valid passport is required at check-in for all guests (Vietnamese law).

3. Payment

  • Accepted: cash (USD or VND), bank transfer, major credit cards.
  • 50% deposit required for peak-season bookings (December through March).
  • Long-term stays: first month paid on check-in, each subsequent month paid in advance.

4. House Rules

  • No smoking inside rooms (outdoor smoking area available).
  • Quiet hours: 22:00 — 08:00.
  • Pool hours: 07:00 — 21:00.
  • Please keep common areas clean.
  • Pets are not allowed. Service animals welcome with prior notice.
  • Additional guests beyond room capacity: $10/night per person.
  • Guests are responsible for their personal belongings; we recommend using the in-room safe.

5. Damage & Liability

  • Guests are responsible for any damage to the property, furniture, or equipment during their stay.
  • A damage assessment may be conducted at check-out. Charges for damage are payable before departure.
  • We are not liable for loss, damage, or theft of guest property outside our reasonable control.
  • We are not liable for events beyond our control (force majeure, weather, government action, flight cancellations).

7. Privacy & Cookies

Your use of our services is also governed by our Privacy Policy and Cookie Policy.

8. Website content

All photos, text, and graphics on this website are © Phu Quoc Homestay unless marked otherwise. Please do not republish without permission.

9. Disputes

Any dispute will first be addressed directly with us — please email [email protected]. Unresolved disputes are subject to Vietnamese law and the jurisdiction of courts in Kien Giang Province.

10. Changes

We may update these terms. The version in force at the time of your booking governs your stay.
